Hotel expansion of €1.5 million in Oroklini

The green light, under certain conditions, for the expansion of the Sveltos Hotel in the community of Oroklini was lit by the environmental authority. The total building area of the existing development amounts to 1,194 sq.m., while the construction of the new building will add 390.5 sq.m. to the total building area of the development. Therefore, the total area of the project, after the implementation of the additions, will amount to 1,584.5 sq.m. 

The existing hotel development (block 'A') consists of 4 levels (basement, ground floor, and two floors) and includes a total of 46 rooms (which are located on the first and second floor), a multipurpose space, a restaurant, two outdoor swimming pools (one of which is for children), a tennis court and 33 parking spaces (29 guests + 4 staff and loading and unloading).

The additions concern the construction of a new building (block 'B') consisting of 4 levels (ground floor, and three floors), with an internal swimming pool and a gym on the ground floor, 24 rooms in total on the floors, a roof garden and 19 additional parking spaces (12 + 7 people with disabilities).

Based on the architectural plans, the aim is to unite the two buildings (existing and proposed) by creating a bridge on the first and second floors. Therefore, a very small part of the existing building will need to be demolished so that it can be connected to the new one. According to the architects of the proposed project, the construction work will begin with the issuance of all the necessary permits and will last about 1 year (12 months). It is noted that the existing hotel will not operate during the implementation works of the additions. The cost of the changes is estimated to exceed €1.5 million.

However, the environmental authority notes that the construction and operation of the proposed development can proceed if specific mitigation measures are implemented to minimize the effects of light pollution and noise during the construction stage but also to minimize the risk of pollution from wastewater runoff or surface runoff and affect the Oroklini Lake outflow channel. These measures include, inter alia, a ban on the use of lighting headlights during the construction phase as well as a ban on the use of lighting headlights in all buildings during the operational phase. They also include landscaping around the buildings in such a way as to create a light-fence from the vegetation that prevents the diffusion of light.
